Metal Roof vs. Shingle Roof: Which Is Better for Florida Homes?

If you’re replacing your roof in Florida, you’ve probably narrowed it down to two options: metal or asphalt shingles. Both are excellent choices — but they serve different needs, budgets, and priorities.

At Rebuild Florida Direct, we install both metal and shingle roofs every week. Here’s an honest, side-by-side comparison to help you make the right choice for your home.

Durability and Lifespan

Metal Roof: 40–70 years. Standing seam metal roofing is one of the longest-lasting residential roofing options available. It resists rot, mold, insects, and doesn’t crack or curl like other materials.

Shingle Roof: 15–30 years. Standard 3-tab shingles last about 15–20 years in Florida’s climate. Premium architectural shingles can last 25–30 years with proper maintenance.

Winner: Metal — by a significant margin. A metal roof can outlast two or three shingle roofs.

Hurricane and Wind Resistance

This is where it matters most in Florida:

Metal Roof: Standing seam metal panels interlock and are secured with concealed fasteners, giving them wind resistance ratings of 140–180 mph. Some systems are rated for Category 5 hurricane winds.

Shingle Roof: High-wind-rated architectural shingles are rated for 110–130 mph. Some premium products reach 150 mph. However, shingles are more vulnerable to uplift — high winds can peel individual shingles away from the edges and ridges.

Winner: Metal — especially in high-wind zones along the coast.

Cost

Here’s where the comparison gets interesting:

Metal Roof: $10–$16 per square foot installed. For a typical 2,000 sq ft Florida home, that’s $20,000–$32,000.

Shingle Roof: $4–$8 per square foot installed. Same home: $8,000–$16,000.

Metal costs roughly 2x more upfront. But when you factor in lifespan, a metal roof often costs less per year of service.

Cost per year of service:

  • Metal: $20,000 ÷ 50 years = $400/year
  • Shingles: $12,000 ÷ 20 years = $600/year (plus a second replacement)

Winner: Shingles for lower upfront cost. Metal for long-term value.

Energy Efficiency

Metal Roof: Metal reflects solar radiation rather than absorbing it. Reflective metal roofing can reduce cooling costs by 10–25% — a significant savings in Florida where AC accounts for the largest portion of your electric bill.

Shingle Roof: Standard dark shingles absorb heat. However, newer “cool roof” shingles with reflective granules can improve performance. They still don’t match metal’s reflectivity.

Winner: Metal — particularly in Florida’s hot, sunny climate.

Insurance Discounts

Many Florida insurance companies offer premium discounts for hurricane-resistant roofing:

Metal Roof: Can qualify for discounts of 15–35% on your wind/hurricane portion of your homeowner’s insurance. Some insurers offer the largest discounts for standing seam metal with impact-resistant ratings.

Shingle Roof: Impact-rated shingles (Class 3 or 4) can qualify for discounts of 10–20%. Standard shingles typically don’t qualify for significant discounts.

Winner: Metal — the insurance savings alone can offset a portion of the higher upfront cost over time.

Appearance

Metal Roof: Modern standing seam metal comes in a wide range of colors and profiles. It gives homes a clean, contemporary look. However, it may not suit every architectural style — particularly traditional Mediterranean or Spanish-style homes where tile is expected.

Shingle Roof: Available in the widest variety of colors, textures, and profiles. Architectural shingles can mimic the look of wood shakes, slate, or tile. Shingles blend in with most Florida neighborhoods.

Winner: Tie — it depends on your home’s style and your personal preference.

Maintenance

Metal Roof: Very low maintenance. Occasional inspections to check fasteners and sealant at penetrations. No granule loss, no cracking, no algae growth (on coated panels).

Shingle Roof: Requires periodic inspection and maintenance. Algae and moss can grow in humid areas. Granules wear off over time. Individual shingles may need replacement after storms.

Winner: Metal — less ongoing maintenance over its lifetime.

Noise

One common concern about metal roofs is noise during rain. The truth:

Metal Roof: With proper insulation and solid decking (plywood, not open purlins), a metal roof is no louder than shingles during rain. Florida building codes require solid decking for residential installations, so noise is rarely an issue.

Shingle Roof: Naturally quieter due to the material’s density and texture.

Winner: Slight edge to shingles, but the difference is minimal in properly built homes.

Our Recommendation

Choose metal if:

  • You plan to stay in your home for 15+ years
  • You’re in a high-wind zone (coastal Florida, hurricane alley)
  • Energy efficiency and lower long-term costs are priorities
  • You want the longest-lasting option with minimal maintenance

Choose shingles if:

  • Your budget is tight and upfront cost is the primary factor
  • You’re selling your home within 5–10 years
  • Your HOA requires a specific look that shingles match better
  • You prefer a wider range of aesthetic options

Either way, the most important decision is choosing a quality product and a reputable installer. A perfectly installed shingle roof will outperform a poorly installed metal roof every time.
